In the picturesque Georgian market town of Yarm, a new residential community is taking shape where countryside landscapes are met by the nearby North Yorkshire coastline. The Cornfields, developed by Banks Homes, is designed for contemporary family living with well-thought-out layouts and generous sizes. On this visit for The New Build Show, host Tim explores the Sheraton, a five-bedroom home currently offered at just under £550,000. Tim introduces the property, “We’re here at Banks Homes’ new development, The Cornfields, and we’re taking a look at this, the Sheraton… let’s see what you get for your money.”

A Bright and Welcoming Entrance

The entrance hallway forms a bright and spacious introduction to the home. As Tim notes, “The height of the ceilings that you’ve actually got in here, 2.6 metres… they are all generous in size, so they don’t feel cramped in.” Natural light filters through the glazed front door and ceiling lights, illuminating the hall and enhancing the welcoming character of the space. Practical details are also considered, including a wired-in Ring doorbell supplied as a standard feature.

The Heart of the Home: Open-Plan Kitchen Living

At the centre of the Sheraton lies an expansive kitchen, dining, and living area designed for everyday living. The layout feels open and sociable, defined by pale tones and relaxed styling that Tim describes as “a very light, airy, Scandinavian feel.” Integrated appliances, abundant drawer storage, and subtle gold accents within the cabinetry give the kitchen a refined finish. “This is incredibly spacious, very well designed, very well laid out, and really quite high-end,” Tim remarks, pointing out thoughtful details such as a built-in wine or champagne chiller and the discreet positioning of the sink away from the main entertaining zone.

Practical Spaces

Just off the kitchen sits a utility room with direct garden access, ideal for managing muddy boots, pets, or the activity of a busy household. An additional sink and integrated washer-dryer add functionality, while a nearby downstairs WC provides more space than expected. “It’s really quite spacious,” Tim remarks, suggesting it could easily accommodate storage such as a shoe rack to keep the entrance hall free from clutter.

Connecting Indoors and Outdoors

Large bi-fold doors open from the kitchen and dining space onto the garden, creating a natural flow between indoor and outdoor living. For Tim, this feature stands out as a highlight of the design. “This is something else that I always wanted in my house… a set of bifold doors,” he says, noting how the connection makes the space ideal for summer gatherings, barbecues, and family dinners. The dining area comfortably seats six while still leaving generous circulation space around the table.

A Sophisticated Living Room

While the open-plan kitchen acts as the home’s social hub, the separate living room provides a more refined setting for relaxation. Elegant décor and a contemporary fireplace give the space a grown-up feel, though it remains flexible for family life. “If you did want to have this as a family space… you could put the TV up here and have the whole family in watching a movie,” Tim explains. Shutters and tall windows enhance both privacy and natural light.

Storage and Future-Ready Design

Storage is a defining strength of the Sheraton, beginning with an impressive under-stairs cupboard that stretches deep beneath the staircase. Tim’s reaction captures the scale: “Look at how much storage there is.” The home also includes an attached garage with an electric door and EV charging provision, ensuring the property is prepared for evolving transport needs. As Tim puts it, “They’re kind of future-proofing the use of your home.”

Five Bedrooms with Flexible Possibilities

Upstairs, the Sheraton offers five bedrooms arranged around a bright landing filled with natural light. Secondary bedrooms are generously proportioned, demonstrating how they can comfortably accommodate double beds, desks, or wardrobes as family needs evolve. One room is styled as a relaxation space that could easily become a home office or reading room, highlighting the flexibility built into the design.

Modern Bathrooms with Refined Details

The family bathroom features a bath alongside a walk-in shower with a waterfall head and handheld attachment. Tiled niches provide practical storage, while black accents and porcelain sanitaryware from Porcelanosa introduce a contemporary finish. The same thoughtful detailing continues throughout the home’s ensuite bathrooms, ensuring consistency in both design and functionality.

Two Ensuite Bedrooms to Choose From

Two of the bedrooms include ensuite bathrooms and built-in wardrobes, leaving buyers to decide which should serve as the primary suite. “I kind of struggle with them because I can’t quite decide which one I would actually want to have as the primary bedroom,” Tim admits. Wardrobe configurations can be tailored to preference, with mirrored sliding doors, non-mirrored sliding doors, or hinged doors available as options.

Throughout the Sheraton, precise details are paired with modern systems designed for long-term comfort. Underfloor heating serves the ground floor, while upstairs radiators are powered by an air source heat pump. Within The Cornfields development, this home forms part of a wider collection of three-, four-, and five-bedroom properties starting from just under £330,000. For buyers seeking space, flexibility, and contemporary design in the North Yorkshire countryside, the Sheraton presents a compelling vision of modern family living.
