In the coastal town of West Kirby, the setting for The Links instantly frames the development in landscape and lifestyle. “Today we’re in the northwest of England, taking a look at one of these luxury bespoke apartments” Tim introduces, as the property is within a location known for its coastline, golf heritage, and everyday convenience. With ten residences available and prices starting from £750,000, the project offers a quieter, more deliberate option than larger developments, while still being set in a well-connected seaside town.

Entrance and Ambiance

Inside the three-bedroom show apartment, you’ll see how spacious the home is. “The first thing that really strikes me is the height of those ceilings” Tim explains, describing the open layout that continues through herringbone oak flooring into the main living space. The layout is cohesive, with a clear progression from entrance to kitchen and living areas. It gives the area movement and flexibility.

A Kitchen for Everyday Living and Entertaining

The kitchen is the heart of the home, with a clean design and everyday practicality. “What a kitchen it actually is” Tim remarks, pointing to waterfall-edge stone worktops, integrated Miele appliances, and Siematic cabinetry finished in a light oak tone. A breakfast bar introduces a casual feature for everyday use, while integrated storage keeps surfaces clutter-free. Tim emphasises its versatility, noting it works equally well for a “coffee with your partner” or “serving up some cocktails in the evening” highlighting it as a family space and a place for social gatherings too.

The Living Area and Outdoor Connection

The living area extends this versatility, supported by underfloor heating which removes visual interruptions and lets the furniture define the space. “It feels incredibly unrestricted a space that you can really live in” Tim says, as he describes this layout can shift from a conversational setting, entertaining guests to a relaxing family movie area. Floor-to-ceiling sliding doors open onto private terraces with beautiful views of the exterior of the property. Even at ground level, the views across the mature gardens are wonderful, “So, just imagine what the views from the penthouse are going to be like” Tim remarks.

Bedrooms and Everyday Comfort

The private areas are designed with a softer tone. Bedrooms transition to carpet, creating what Tim describes as a “more relaxed atmosphere” and the large windows bring in considerable natural light.

The principal suite introduces a continuous arrangement, moving from bedroom to walk-in wardrobe, with what Tim says "feels like another room", and the ensuite, where Porcelanosa finishes and marble-effect tiling create a sophisticated, spa-like quality. Additional rooms offer flexibility, with one staged as a home office. Throughout, storage and utility spaces are precisely integrated to maintain a clutter-free room.

The Penthouse Perspective

At the top of the building, the penthouse shifts the mood from functional living to something more expansive. Tim describes it simply: “This is what you buy the penthouse apartment for, that spectacular view!” With a large open-plan layout, additional reception space, and scope for features such as a wine store, the layout allows you to tailor the space to your needs. A secondary reception room offers choices as a snug or a home theater, while the principal suite extends to a balcony that captures uninterrupted views across the Royal Liverpool Golf Course and the coastline. The focus here is on views and atmosphere, with the architecture designed to frame the setting.

Modern Living in a Coastal Setting

The Links offers a home with architectural vision and functional design. From its conservation-led structure to its adaptable interiors, the development reflects a careful reading of location and lifestyle. Tim’s closing reflection returns to the defining feature: “That spectacular, breathtaking view is part of the penthouse apartment: one of the best things about it.” It is a project offering a coastal home that is elegant and comfortable to live in, with its location, structure and overall design.

Designed by Falconer Chester Hall and developed by Blue Oak Estates, The Links sits within a conservation area, defining its aesthetic and its approach. Tim notes how “the architects have done incredible work in tying in the aesthetics of the building with the local landscape and surroundings” drawing subtle comparisons to the nearby Royal Liverpool Golf Club.
